Who Pays For What?

If there is any uncertainty whether an item is included in the sale or not, it is best to be sure that the particular item is mentioned in the purchase agreement as being included or excluded.

The SELLER will likely be expected to pay for:
  • Real Estate Commission.
  • Pay-off all loans in sellers name.
  • Any loan fees required by lender.
  • Interest accrued to the lender being paid off, Statement Fees, Reconveyance Fees, and Prepayment Penalties.
  • Document Preparation Fee.
  • City Transfer/ Conveyance Tax.
  • Documentary Transfer Tax ($1.10 per $1000 of sales price).
  • Home Warranty (per contract).
  • Termite Inspection (per contract).

  • Delinquent Taxes.
  • Judgements, tax liens, etc. against the seller.
